Burkhardt To Whom It May Concern (Sellers): We were a small time Mom-n-Pop apartment owner/manager/caretaker, close to retirement age. We were 15 years into these 3 triplex properties in the 6000 block of Fresno St. north of Bullard, in excellent condition. This was late in the year 2004. I consulted with and showed the property to 2 big name Brokers here in Fresno and both advised me that each property was worth 270-280K with the assumption that I would make allowance for the conditions of the roofs. As with most property owners I thought my property was worth more than the price anyone quotes so I listed with discount Realty Company (not Help-U-Sell). A month after 2 immediate offers, the last of which fell through a month later over a $350 fee they wanted me to pay which I had told them up front I would not pay and they let the buyer go away over that amount on a million dollar deal. I believe THE LORD shut that deal down – Thank you Lord. After that I shopped my deal around Brokers in town known for dealing in multiple unit sales. They all wanted a listing but no one had any buyers waiting in the wings. I even talked with Help-U-Sell but they didn’t really do multiple units and weren’t sure about the 1031 Tax Deferred Exchange that I wanted to do or how it really worked. Paul Gestic was one of those I talked with. I showed Paul the properties, counseled with him on what they were worth and he didn’t even want a listing until he talked to his buyer. We settled on $379K for each property (no work to be done by me.) My wife was furious with me – I couldn’t sell them at $350K and now I went up to $375K! A local Doctor was buying them but when the appraisal came back at a ridiculously low figure he decided to look elsewhere and Paul sold him some units down the street. So Paul and I talked – We decided to list them at $399K – “Not subject to Appraisal” and “As Is”. By now my wife was barely speaking to me, however a week later I was back in her good graces thanks to Paul producing buyers for the 3 properties immediately. When he lined up the buyers so quickly I jokingly asked him if I had sold them too cheap. He gave me a look and assured me that I didn’t. Allow me to give credit where credit is due. That first credit must always go to God, the giver of all good gifts (including Wisdom). I believe GOD led me through all of this and in the end to Paul. What did Paul do – not much – He only made me about $400K more than if I had sold at what the big named Brokers said my properties were worth. If my calculator is right that’s over 33% more money in pocket. Now I don’t know about you, but $400K is a lot of money to me! But before we get too carried away praising Paul he had help – guess WHO. We worked together, ate together and prayed together. Paul was always in control of every deal. If we ever asked a question he didn’t know the answer to he had it the next day or provided someone with expertise in that field to deal with it fully. He not only has the intellectual capacity but he knows how to make deals work. I won’t use anyone else in my real estate dealings! He charges a reasonable fee and earns every bit of it and a lot more! He is always one step ahead of the action in a deal. Sincerely, To Whom It May Concern (Buyers), Paul sold 3 triplex properties for us, did a really great job, and put us into a 1031 Tax Deferred Exchange. In the exchange timing among other things is of the essence. He took care of all the thousand and one details – kept the ball rolling and took prompt care of any problems as the y arose. We wanted to buy 3 houses. The first one was a slam-dunk. We wanted it for a rental and the Seller wanted to lease back which was perfect. Paul even worked a really good deal to get us a discounted price on the house. The second one was one for my wife and I to move into at some future date. He showed us 17 homes the first day! There was one we both liked really well so we asked to see it again the next day (it had only been on the market for one day!). When we got back in to see it the next morning and it proved to be everything we remembered and more we told Paul to make an offer. He called immediately only to find out it had sold yesterday. I guess by the look on our faces he could see we were both heartbroken. This was our dream home, the best we had ever seen! He said and I quote “For $5000 more I think I can still get it for you, for $10,000 more I can almost guarantee you I can get it for you.” I took one look at my wife and I knew what I had to do (for the both of us). Now me, I am the kind of guy who never pays full price for anything! But I did on this one. Paul did what he said he could and got us our dream home and you know what I kink, at 10K over the asking price we still got a very good deal! God blessed us with the desire of our heart. I must confess Paul wasn’t able to find us a third property. He showed us a lot but they just weren’t what we were looking for. We found the third one by ourselves. Guess what Paul did? He bundled it up with the other two in the 1031 Tax Deferred Exchange took care of the closing, inspections, escrow problems etc… We had planned a trip to Florida and were going to have to cancel but he stepped in and took over for us. So – Buying? – Selling? I’ll never use anyone but Paul. And I will always trust JESUS as my LORD and SAVIOUR. Sincerely, |
